Heat pump, extraction fan and ventilation maintenance for Auckland rental properties

The Healthy Homes Standards require heating and ventilation systems to be maintained in good working order throughout a tenancy. Not just at installation. Systems degrade between inspections and the performance gap is invisible until a tenant complaint or a tribunal hearing makes it visible.

- Scheduled professional servicing across your portfolio
- Written condition reports after every visit, with before-and-after photos
- Direct tenant coordination handled for you

Meeting the standard at installation isn't enough

The Healthy Homes Standards don't just require that systems are installed. Landlords are responsible for ensuring their properties meet the standards and continue to over time. Tenancy The obligation is ongoing. A heat pump that met the heating capacity requirement when it was installed may no longer meet it if contamination has reduced its output. An extraction fan that was functional at the start of a tenancy may be failing the ventilation standard by the end of it.

This is the gap most portfolios carry without knowing it.

Your tenants aren't comparing current system performance against the required standard. Your landlord clients aren't checking filter condition between inspections. The system runs, the compliance box stays ticked from the last inspection, and the slow decline in performance goes unnoticed until a tenant complaint or a tribunal hearing forces the question.

Regular professional maintenance is what keeps systems performing to the standard they were installed to meet.

MiHT is right for you if...

you manage more than one property with heat pumps or ventilation systems
Coordinating maintenance across a portfolio means tracking service dates, arranging tenant access, collecting documentation and following up on issues for every property, every year. One provider across all systems removes that coordination burden entirely.
you need documented evidence of ongoing system maintenance
A compliance statement in a tenancy agreement is only as strong as the maintenance record behind it. If a tenant challenges heating or ventilation compliance at tribunal, a written service history with before-and-after photos is the evidence that resolves it. Without it, the statement is a claim.
you're getting complaints about heating, air quality or system noise
A heat pump that smells, drips water or stops heating effectively is a tenant complaint waiting to happen. A blocked extraction fan is a moisture and mould risk. Regular professional servicing addresses the causes before they reach you as complaints.
your landlord clients want their systems to last
Heat pumps are expensive to replace. Regular professional servicing extends system life and reduces the risk of mid-tenancy failures. The cost of an annual service is a fraction of an emergency replacement.

Service, documentation and repair from one provider

No installation arm. No equipment to sell. Every recommendation is based on what each system actually needs.

If a service uncovers a repair, a separate quote is provided before any work begins. The landlord decides whether to go ahead. If they do, MiHT manages the job.

One point of contact for servicing and repairs. MiHT carries $2M public liability insurance.

How every service visit works.

Every visit follows the same five-stage process. It was built around a gap we kept seeing: properties with heat pumps and ventilation systems that were running but had no service history, no condition record and no documentation when a tenancy dispute arrived.

PLAN

Tell us which properties need servicing and which systems each property has. Pricing is confirmed before any booking is finalised. Scheduling is coordinated around tenancy arrangements and access requirements.

UNCOVER

Before any work begins, every unit is photographed and its condition recorded. Current performance levels are measured and documented. That starting point is what allows the condition report to show exactly what the service achieved and what, if anything, still needs attention.

RESTORE

Each system is serviced against a documented checklist. Heat pumps, whole-home ventilation systems and extraction fans are cleaned and inspected. Every booked unit receives the full service.

REVIEW

Once the work is done, you receive a condition report with before-and-after photos of every unit serviced. It covers what was found, what was done and what needs attention. If a repair is required, a separate quote follows. The landlord decides before any work begins.

PROTECT

Care plan customers have their next service automatically scheduled before the current one ends. Tenancy changes are flagged and accommodated. Your portfolio stays on schedule without manual follow-up.

Every MiHT condition report includes:

Each system is documented individually. Before-and-after photographs show exactly what was found and what was done. Any issues identified during the inspection are recorded clearly. The report is timestamped and stored against the property address.

Common questions from Property Managers and Landlords.

What systems do you service for rental properties?

Heat pumps (wall, floor, ducted and multi-split), bathroom and laundry extraction fans, kitchen rangehoods, kitchen inline fans, and whole-home positive pressure ventilation systems including HRV, DVS and SmartVent. All covered in a single visit, on one invoice

How does scheduling work across a portfolio?

Once properties are on a care plan, servicing is scheduled automatically. Reminders go to you and to tenants before each visit. Tenancy changes are accommodated without manual rebooking.

Do you handle repairs as well as maintenance?

Yes. When a service identifies a repair requirement, MiHT provides a separate repair quote before any work begins. The service is completed and the condition report is produced regardless of what is found. If the repair goes ahead, MiHT coordinates it. The service record and the repair record stay with one provider.

What brands do you service?

All major brands operating in New Zealand, including Mitsubishi Electric, Panasonic, Fujitsu, Daikin, LG, Samsung, Toshiba and Hitachi. There is no brand preference and no installation arm, so no incentive to favour one make over another.

What happens if a fault is found during the service?

Any fault outside the scope of a maintenance service gets documented in the condition report with photos and a clear description of what was found. Your landlord client has a record of the issue and when it was identified.

Do landlords have to maintain ventilation systems under the Healthy Homes Standards?

Yes. The Standards require ventilation systems installed to meet the standard, including bathroom extraction fans, kitchen rangehoods and kitchen inline fans, to be maintained in good working order throughout the tenancy. Installing a compliant system at the start of a tenancy is not enough. The system needs to continue to function at the required airflow rate. For the full landlord obligations, refer to tenancy.govt.nz.

Does this satisfy Healthy Homes compliance requirements?

MiHT services systems to manufacturer specification and documents every visit to tribunal standard. The condition report provides evidence that systems have been professionally maintained and inspected. For specific compliance questions about your portfolio's obligations under the Healthy Homes Standards, refer to tenancy.govt.nz.
