An assessment conducted more than two years before a hearing has regularly been treated as unreliable evidence of current compliance, particularly where conditions may have changed. There's no fixed rule stating an assessment expires after a set period, but a reasonable guide is that an assessment older than two years, or one predating any known change to the property, should be renewed before it's relied on.
